The land is located on the south side of the village of Fenton adjoining housing. It fronts Kettlethorpe Road and a track known as Lincoln Lane. Fenton lies around 8 miles west of Lincoln, between the villages of Torksey, Laughterton, Newton on Trent, Kettlethorpe and Saxilby.


Travel west from Lincoln along the A57 passing the village of Saxilby. In around 1.5 miles take the right fork along the A157 to
Gainsborough. As you pass the village of Fenton take the left turn signed to Kettlethorpe Laughterton and the field is located on the left side in around 300 metres.

A single arable field. The land is classified as Grade 3 and shown on the 1:250,000 Soil Survey of England and Wales Map as Blackwood; at the west end described as deep permeable sandy and course loamy soils and at the east end Evesham 2 described as slowly permeable calcareous clayey soils. It is currently cropped with Winter Barley. Previous crops were 2017 Oil Seed Rape and 2016 Barley.

The land is within the West Lindsey District. The Central Lincolnshire Local Plan 2012 to 2036, adopted April 2017, classifies
Fenton as a small village in policy LP2. Despite the lands location close to the village the seller will not impose a development
clawback on the land.

The property is to be sold by informal tender and solicitors will be instructed after acceptance of an offer.
Tenders must be submitted using the prescribed form.
