The Lincolnshire Agricultural Society (LAS) is pleased to offer to the open market the opportunity to occupy and farm Trafford
Farm, Carlton Le Moorland, Lincoln.
The farm has come into the society’s ownership through the generous bequest of the late Miss Sheila Trafford, after whom the
farm has been re-named. It was previously called Corner Farm.
The arable land holding extends to about 465 acres (188 hectares). In addition, there is the opportunity to rent a recently
renovated farmhouse which is currently let. It can be available as an optional extra, if required, at a declared rent of £1,400 per
calendar month exclusive.
The adjoining farmyard (excluding the redundant cattle buildings and forage buildings), being the traditional range of farm buildings and former grain store, is available to rent. Offers may also be made for parts of the farmyard.
The grass paddock of over 2 acres adjoins the farmyard and has access through it. It is available to rent separately or with the
adjoining farmyard and buildings, or part thereof.

Potential applicants may inspect the arable land during daylight hours on foot, with the particulars of letting to hand.
The arable land is located around the village of Carlton Le Moorland.
The four bedroom farmhouse, the traditional range of buildings and a general-purpose building (a former grain store, that is no
longer fit for that purpose), and the paddock are located on the east side of the village.
It is anticipated that the farmland will be let under a Farm Business Tenancy for a period of not less than 6 years. This is
dependent upon the proposals and offers received.

1. The tender form and supporting documentation must be returned to JHWalter LLP, 1 Mint Lane, Lincoln, LN1 1UD in
an envelope marked clearly on the outside Tender for Trafford Farm or by email at email@example.com by 12:00 noon on
Friday 10th May 2019.
2. All tenders must be for a total rent for the land holding per year and a specific sum. No escalating or accumulating tenders
will be considered. It is suggested that the tender should be for an uneven sum to avoid matching competing tenders. Tenders
should state whether the house is required. A separate tender and proposal is required for the farmyard, buildings and paddock.
3. In addition to completing the tender form in full, the tenderers are strongly encouraged to provide additional information for the Landlord to take into account, when considering the tender.
4. The choice of tenant will be at the discretion of the Landlord. The Landlord will not give reasons as to why a particular
tender was accepted or refused nor will they enter into any correspondence with any unsuccessful tenderer.
5. The Landlord will not be responsible for any expense to which aspiring tenderers are put in submitting their tenders.
6. The Landlord shall not be bound to accept the highest tender or indeed any tender.
