The Lure of New Build Nirvana
The decision to buy a period property with unique historical personality, versus a new build home with little maintenance, often boils down to personal preference.
If you are thinking of settling down and starting a family or, accommodating a growing one, here are our top six considerations on the lure of the new build.
Creating your individual design
A new build house is a blank canvas, ready to decorate to your own taste. It often comes with the added benefit of choosing your kitchen, bathroom, own fixtures and fittings, colour scheme, flooring and so on so you can live comfortably and stylishly while creating your own individual look and feel.
Efficient use of space and light
New builds tend to incorporate some form of open plan living, making the home feel more contemporary and inviting, often with bi-fold doors allowing light to flood in. For many it creates a more sociable way of living and entertaining.
New homes come with higher levels of security. The majority of builders either pre-wire for a burglar alarm system, or fit one as standard. These kind of measures can help to bring down the cost of your buildings and contents insurance. Modern homes are built to strict safety standards utilising the latest fire-resistant materials and technology linking them to smoke alarms. Certain rooms are also required to have windows that open wide enough to allow escape in the event of a fire. New homes offer the latest designs, security, safety and quality. They provide a care-free lifestyle so that you can enjoy your home, not work on it.
New build homes are built to a high standard and have to adhere to minimum standards for energy efficiency and damp. With ever increasing energy costs, it could help save money in the long term. Overall, new build homes are far cheaper to run with better insulation, dramatically reducing the household carbon footprint. Although you can retrofit certain elements of an existing house to improve energy efficiency, it is often costly. In addition, some new homes offer better air filtration which increases indoor air quality, reducing symptoms from those who have asthma or allergies.
Structural warranty & maintenance
From the outset you can enjoy living in a low maintenance new home, without the need to spend time and money on renovation and decorating. Many new builds come with a 10 year NHBC warranty, which will protect you from any major structural defects.
A helpful incentive - the government’s new Help to Buy Equity Loan Scheme, launched 1st April 2021, will run until March 2023. The scheme can help any first time buyer of a new build. However, having recently designed and built our own new build family home, I have to admit that, with all the benefits it brings, in our view, it wins hands down. Furthermore, with the world issues on climate change, to know that in our small way, we are trying to help by creating energy efficient, environmentally sound homes of the future, helps me to sleep at night”.
