Farm Planning Appraisals

There are potentially numerous different development options available to landowners and farmers for their disused or underused buildings and areas of land where their current returns are small. Such options include converting traditional and modern agricultural buildings to dwellings, holiday lets, office accommodation or even to commercial premises under formal planning applications or permitted development rights and areas of land within, or immediately adjacent, settlements for residential development. These developments can often provide a significant return on investment which are often much higher than returns on their current uses without having an impact on existing operations.
The Planning Consultants at JHWalter have completed numerous planning appraisals to provide initial advice for clients and taken many forward to successfully obtain planning permissions for development. Two such examples which JHWalter have worked on include the following:
Example 1 - Residential Development
A planning appraisal for a landowner who had agricultural land neighbouring two villages near Lincoln. The appraisal found that there was a small section of a large arable field which could be classed as an “infill” housing development site. In light of the appraisal findings, JHWalter submitted an outline application and successfully obtained permission for 3 dwellings. The permission has meant the landowner has significantly increased the value of a small section of a larger field which could not have been achieved if it remained in its existing arable use.
Example 2 - Barn Conversion
A planning appraisal for a landowner who had land and a range of unused agricultural buildings near Market Rasen. The appraisal concluded that the traditional agricultural buildings were ideal for conversion and could meet the relevant planning policy. The landowner instructed JHWalter to submit a full planning application to convert the buildings into a unique, characterful single dwelling and the application was granted permission. The permission meant a significant return on his investment could be achieved.
