Having primarily serviced the agricultural community and affiliated commercial businesses over the last two hundred years, JHWalter have nurtured an extensive and valuable network of sources and contacts to help us in this quest. The partnership considers we possess unparalleled knowledge of the local market place along with intimate knowledge of the regions' property.
JHWalter Acquisitions
Our teams of highly qualified and experienced property advisers facilitate the buying of all types of property from residential estates to country cottages, high street shops to factories and productive farmland. Our services are offered by two teams. In the residential sector, our Homehunter service is a focus for those seeking the perfect home. In the Commercial and Agricultural acquisition team matches business need with available property.
Homehunter
Many of our home buying clients are either new to the region or simply too busy living to afford the extensive and painstaking hours it takes to research and view potential homes. They entrust us to take the strain and carry out the initial search on their behalf, in order to build a shortlist for them to then peruse. Many of the most sought after properties in our region rarely make it to the open market place, exchanging patronage behind closed doors, in a discreet and private manner suiting both vendor and buyer alike. It is said that our vast region is merely a small village as long as you know the back roads. Let us assist you by putting you on that right road. (read more…)

Homehunter - How does it work?
Wish List Consultation
We need to know what elements make up your perfect property, what it must have, could have and must not have!! Therefore to begin the process we like to arrange an informal no obligation meeting at a venue to suit. If the client is unfamiliar with the local area then we will gladly arrange a whistle-stop orientation tour with your personal consultant, including a full resume of all local services.
The Hunt is on!
Once engaged your personal Homehunter will begin scouring the region for suitable property using our network of contacts. An initial overview of available dwellings will then be presented from which a short listing can be taken. Accompanied private viewing will then be arranged.
Reeling In!
So we've found the one! All we need to do now is ensure we land it for you at the right price and under the most conducive buying conditions. Once the deal is established we will oversee through to fruition, communicating with all relevant parties including solicitors, surveyors and agents, whilst keeping you abreast of the situation as it unfolds.
Settling Down!
Once the keys are available we can arrange removals, utilities and even interior designers if so desired in an effort to make your move as painless as possible.
Fees
An upfront charge is payable upon confirmation of engagement, which will be deducted from the final agreed fee. For further information on charges please do not hesitate to call us.

Assessing your requirements
The key to finding the right property for a commercial or agricultural enterprise is to understand the business. Requirements will vary enormously according to the enterprise. Most will include a discussion of size requirement, budget cost and whether freehold and/or leasehold acquisition will achieve your aims. Others might be include:

• Are sporting rights important?
• Will the client live on the farm when acquired?
Retail
• Prime or secondary?
• Close to retailers in the same sector?
• Shape and size of retail and storage space?
• Size of catchment and accessibility?
Factory
• Access to road and rail?
• Floor loading and eaves height?
• Office and yard space?
• Close to suppliers?
Warehouse
• Eaves height and floor loading?
• Delivery and supply routes?
• Security?
• Turning areas and parking?
Office
• Accessible for employees?
• Quality of broadband connection?
• Proximity to other offices or city/town centre?
• Raised floors, service ducting and suspended ceilings?
Investment Property
• What property type?
• Return balanced against risk?
• Location and covenant strength?
• Opportunities to enhance value?
Property Search
Searching for a property the fits your business criteria may include many different approaches. Naturally, a property search through the usual agency sources, in itself, will be a time saving to a business. In addition, through contacts and market experience we can source properties that have yet to come to the market or are available on a low key basis. Our search may include making approaches to property owners with no apparent intention to sell/let offering imaginative opportunities for them to consolidate so that your ideal property is made available.
The Purchase
Once the ideal property is identified or a short list drawn up, our market knowledge and valuation advice becomes an important part of the service. Assessing values, advising on the terms of a sale or letting is a reassurance to any business that expenditure is cost effective. A tactical approach to making a realistic offer on reasonable terms that should secure the property while being good value for money is an integral part of the service. (On occasions when a property has been identified without our initial search, we are more than happy to advise on the actual acquisition process).
