New Planner Joins JHWalter
JHWalter are pleased to announce the appointment of Sarah Allsop as an addition to the expanding Planning team in Lincoln. Sarah will be providing expert advice on all aspects of planning and development and will also be working closely with the Sustainable Resource Management team to deliver renewable technologies and sustainable development. Sarah was formerly at Leonard Design Architects in Nottingham and volunteers for Planning Aid, broadening her knowledge of the planning system.
Sarah has an accredited Masters in Urban and Regional Planning and is working towards her APC in order to become a chartered member of the RTPI.

Regional Appointment for JHWalter
JHWalter, are pleased to announce that John Elliott, Partner has been elected with immediate effect to the East Midlands Regional Board of the Royal Institution of Chartered Surveyors. Is AD Right for Your Business?
After years of talk, 2010 has seen a number of farm based Anaerobic Digestion plants actually commissioned. However according to David Wright of independent renewable energy advisers JHWalter, we will see significantly more farm-based plants installed over the next two years. "We are fortunate enough to have been working with those considering AD for many years now, and our first thermophilic plant in the East Midlands has just started commissioning. Based on the number of prospective AD projects that we are advising on across the country, it is clear that those who have been watching from the sidelines, are now ready to take projects forward".
There is no one ideal situation for AD, and the drivers vary from energy security to waste management to "straightforward " commercial investment. Whilst the question of how FIT rates were calculated remains a frustration, finding alternative investments with guaranteed income streams at reasonable yields is difficult. However whilst some of the headline theoretical returns can look attractive, there are many practical and technical issues to address, not least the affect on the existing farm business, to ensure a successful outcome. "An AD project includes a plethora of factors, many of which are interrelated - change one and several others will be affected. It is vital that the overall specification provides the best fit in terms of the farm's operation and also meets the original energy objectives. Issues of feedstocks, site location, grid, biomethane options, land use, digestate handling etc all relate to one another" comments Mr Wright. "Experience and an open mind to all possibilities helps to bring together the optimal scheme"
There is inevitably some confusion with the number of technology suppliers increasing all the time and with specifications and claims varying to a lesser or larger degree. That is where JHWalter's experience and independence comes into play. The company can advise from the very initial scoping of a project through specification, planning, permitting, project management and installation. Unlike some JHWalter have seen firsthand the technical and economic consequences of a variety AD models. Opportunities to optimise capital expenditure and consideration of overall returns as opposed to specific component efficiency levels are all taken into account in both initial design and specification.
Heat utilisation is an important element of the overall project. JHWalter schemes include a variety of uses including drying, district heating (commercial and domestic), and heat absorption cooling. Whilst a project can "stack up" without heat utilisation, the economic and environmental credentials of the scheme are much improved when a use can be found.
Funding is of course central to such projects but the view of JHWalter is that capital costs are beginning to fall. There are inevitably still concerns over FIT rates and the grant issue. "There is some great work being done by the REA and CLA on these issues which we continue to support. Hopefully this work will improve overall financial returns. However for many of our clients, a slightly longer payback is deemed reasonable given the longer term gains.

Is Your Business Prepared for CRC?
With only weeks until the Carbon Reduction Commitment (CRC) registration deadline, qualifying organisations, those that use more than 600,000MWh of electricity a year, have been urged to register or face substantial fines from the Environment Agency. But registration is only the beginning! Those that qualify will have to make calculated decisions on how many carbon allowances to buy when the scheme kicks-off in April 2011 and on how to make sustained emission reductions to avoid financial penalties over coming years.
The CRC is a ‘cap and trade' emission scheme designed to encourage energy efficiency in large organisations. Qualifying organisations will be required to carefully monitor all energy use and buy carbon allowances to cover all non-transport related carbon emissions. Allowances for the year ahead will be sold in April, with qualifying organisations having to estimate what volume they require and then buy or sell any deficit or surplus allowances at the end of the year. This will mean that businesses must have a detailed understanding of their energy needs in order to avoid the potentially costly sell-off or purchase of allowances at the end of the year.
Initially, the price of carbon allowances will be fixed at £12 per tonne of CO2 equivalent, but from April 2013 the CRC will become a fully fledged cap and trade scheme - the number of carbon allowances sold to participating organisations will be capped and reduced by a few percent each year, with market demand dictating price above a £12 fixed price floor. The money spent on allowances will be ‘recycled' to participants with bonuses or penalties depending on the carbon savings they made relative to other organisations in the CRC. With bonuses and penalties being up to +50% to -50% of their carbon allowance spend, multi-millions if you're the likes of Tesco, the incentive for saving energy and cutting carbon is real.
Henry Leivers, Renewables Manager at JHWalter commented, "The scheme has been very cleverly designed, as the gains or penalties from CRC league performance are twin-fold financial and reputational. Companies that take the lead by investing in low-carbon technology stand to get back more money from the scheme than they pay in and also generate positive environmental PR which should boost sales; whereas those that don't will lose money and suffer negative PR. As you can see the gains and losses from CRC are very much real, and as such, preparation and planning for the CRC should be taken very seriously."

"The CRC adds another financial incentive for organisations to reduce their energy consumption. Monks Abbey & Garden Centre Snapped Up At Auction
Property buyers spent £4.3m at an auction at the Bentley Hotel in South Hykeham.
The JHWalter event saw 27 lots sold, including a garden centre, a former Lincoln pub and residential properties. As reported in last month's Business Echo, Branston Garden Centre was up at a guide price of £30,000.It went for £35k. The former Monks Abbey Public House in Monks Road sold at its guide price of £155,000.
Farmland sold particularly well, with 308 acres of arable land sold in nine lots. A five acre arable field at Ingram Lane, Sutton on Trent, saw strong bidding across the room until the hammer fell at £35,000. At £7,014 per acre, it was the best price for farmland on the day.
Senior Partner Ian Walter said: "I am delighted with the response to the regional advertising campaign which saw a full auction room and more registered buyers than we have seen for several sales. The prices received were generally well ahead of expectations, particularly for land and houses for refurbishment. We are attracting an increasing number of larger commercial properties to add to the flow of residential and agricultural properties and development sites which come under the JHWalter gavel."

SRM Team Welcome Henry Leivers
JHWalter is excited to welcome a new addition, Henry Leivers, to its growing SRM (Sustainable Resource Management) team. The SRM team is currently enjoying a period of expansion as demand for its renewable energy advisory and support service grows. Drawing upon his experience of the energy sector, project management and fund raising, Henry will take a lead role in delivering SRM's services moving forwards.
Henry, however, is not an entirely new face to JHWalter. Following completion of his Geography degree at Cambridge, Henry worked with the SRM team on a temporary basis, leading an analysis of the market potential for energy crops in the East Midlands on behalf of Natural England. Following this temporary contract he then went on to join a Strategy and Management Consultancy in London, where he has been for the last two years.
During his years in London Henry developed his commercial skills, leading strategy projects with companies, including FTSE 100s, across a diverse range of sectors. He also retained his interest in the energy and sustainability sector, leading a strategy development initiative with the Renewable Energy Foundation and a market entry study for the low carbon pioneer Verisae Inc.

Full House At The County Property Auction
The County Property Auction held by JHWalter on Wednesday 28th July 2010 drew a large crowd so that the room at The Bentley Hotel, Lincoln was overflowing with buyers from all over the East Midlands. Raising over £4.3m from the sale of 27 lots with more than 7 out of 10 lots sold, The County Property Auction has outstripped the 61.4% national average for June this year reported by Essential Information Group.
Farmland continued to sell well at Auction with 308 acres of arable land sold in 9 lots. A five acre arable field at Ingram Lane, Sutton on Trent saw strong bidding across the room until the hammer fell at £35,000. At £7014 per acre, the best price for farmland on the day.
A former Wesleyan Chapel at North Kelsey Moor in excellent condition, complete with pews and a beautiful handwritten Indenture founding the Chapel, sold for £30,000.
Opportunities are rare when it comes to older properties for refurbishment however the sale included three classics. The Grove at Barrow on Humber, a 10 bedroom Grade II Listed property standing in almost one acre, went under the hammer for £224,000. 11 Little Thorpe Lane, a delightful small farmhouse with over two acres made £315,000 and 8 High Street, Heighington, a stone house and cottage at the heart of the village in need of total refurbishment reached £277,000.
